The Southwest Florida region's rapid growth in people keeps on ticking
SOUTHWEST FLORIDA IS ONE OF THE FASTEST-GROWING REGIONS NATIONWIDE
Southwest Florida is one of the fastest-growing regions nationwide.
The region, Charlotte, Collier and Lee, added 24,000 residents from 2017 to 2018, up 1.91% from the previous year, according to a recent U.S. Census estimate. More growth? The tri-county area population, now at 1.3 million people,
has grown 19.5% since 2010, or 228,000 people, according to Census data analyze by real estate data firm CoStar. That’s faster than other Southeast regions, such as Charleston, S.C., and the second-fastest in Florida, behind Orlando.
The CoStar report puts the growth in comparison context, including these nuggets:
• If the three counties made up an individual U.S. metro area, it would rank as the No. 43 largest nationwide, ahead of Richmond, Va., and behind Memphis, Tenn.
• The seventh-fastest growing metro area in the nation over the past eight years is Cape Coral-Fort Myers. The Naples- Immokalee-Marco Island area is a separate MSA;
• The region’s growth is up more than 600 basis points over the Florida average growth rate.
In addition to more cars on the roads, the rapid increase in people has led to a rise in multifamily housing projects, well-documented as the boom shows few signs of abating.
For one, at least 6,100 apartment units have been delivered this cycle, according to CoStar data, with another 2,600 units in the pipeline. “A continued high rate of population growth is expected to boost multifamily demand in the region,” reports CoStar, “as well as elevate Southwest Florida’s appeal among multifamily developers nationwide.”

Charlotte County Population: Approx. 182,033 (2017)

Lee County, for example, is the fastest growing county in Southwest Florida. And while Glades and Hendry County are among the smallest in the state, both have experienced growth since the 2010 census.
Why is this Important?
Population growth is important for a variety of reasons, especially when it comes to economic development. Consider the following:
Businesses and commercial developers and builders are more likely to target counties with a growing population
Developers and builders are most interested in regions with an ample supply of employable workforce
The growing market, tax structure and cost of living in southwest Florida make it an ideal location for business growth
The Southwest region of Florida is among the fastest growing in the entire state and projections indicate this trend will continue. There’s reason to believe the Southwest Florida region will continue to benefit from that growth.
SWFL overall real estate activity has increased considerably since the health crisis in March.
SOUTHWEST FLORIDA RESIDENTIAL ACTIVITY SURGES AMID PANDEMIC

Throughout the country, the COVID-19 pandemic has rocked business and sent much of the commercial real estate industry reeling.
But in Southwest Florida, overall real estate activity — as measured in deed transactions and permits — has increased considerably since the start of the health crisis in March.
Permits pulled for residential buildings — from single-family homes to apartment complexes — are up 19.3% for the 12-month period ended Sept. 30 in Charlotte, Lee and Collier counties.
At the same time, pockets of Southwest Florida are experiencing record sales of residentially zoned land and dwellings.
In Collier County, the planned Ave Maria community by Barron Collier Cos. and partners continues to be among the most active in the state in terms of new home building and sales.
To meet the demand, national and regional builders have stepped up their land acquisitions in the past few months.
“Developers now are buying what they can to meet the demand from consumers as good sites seemingly shrink.”
But the surge has, perhaps not surprisingly, pushed up home prices and whittled away at existing inventory.
Taylor says home prices have risen roughly 15% in the past year in the region.
Thibaut doesn’t expect activity to slow in the coming year, either.
“The number of residences under construction has gone up dramatically in the past six months,” he says. “So as a result, we’re going to see a lot of new developments begin in 2021 and deliveries well into 2022.”
There's no stopping it
COLLIER COUNTY CONTINUES TO GROW AND DEVELOP
The coronavirus pandemic hasn't derailed growth and development in Collier County.
That much is clear from a dizzying number of projects that are chugging along and moving forward, despite the health crisis.
Nick Casalanguida, Collier's deputy county manager, offered a glimpse at current and future private and public investments, running into the billions of dollars, during a virtual Wake Up Naples breakfast Wednesday, organized by the Greater Naples Chamber of Commerce.
In a slide show, he attempted to present "a little bit of everything," but admitted that there's so much construction going on — and planned — that he couldn't come close to sharing it all in a less-than-one-hour presentation.
"There is still a significant amount of investment going on in Collier County," speaking volumes about the community's attractiveness even in tough times, Casalanguida said.
Investors are starting to "step in" with projects proposed for the county's economic development zones — or Innovation Zones — located in Golden Gate, Ave Maria and around the intersection of Collier Boulevard and Interstate 75.
The zones, which have been slow to take off, are "starting to take shape" and "it's a good thing," Casalanguida said.
Here's how the zones work: After county commissioners choose an area and set a base tax year, any tax increases collected in the area from that time forward can be captured and deposited in a trust fund developers can tap. Up to $1 million can be put into the fund for any zone in any year.
Another interesting development in the works with the potential to create many jobs. A multimillion-dollar logistics, distribution and warehouse operation by Uline, proposed near the county's new sports complex off Collier Boulevard near I-75.
The investment interest in Collier, Casalanguida said, is due to several factors including low crime rates, great schools, good infrastructure and an attractive climate.
Q: What’s being built next to the Naples Volvo on Naples Boulevard?

A: Site clearing began this summer for Boulevard Motor Condos, under construction on vacant commercial property between the CubeSmart self-storage center and the Volvo dealership on the east side of Naples Boulevard between Pine Ridge Road and Hollywood Drive in North Naples.
The 36,774-square-foot automobile storage business will have nine luxury garage condominiums in each of two air-conditioned buildings.
Expected to be completed next spring, the project is being developed by North Naples resident Thomas M. Taylor, who also built the six-building Naples Motor Condos on Livingston Road in 2019. The architect is PK Studios and the general contractor is Waltbillig & Hood, both of North Naples.
Uncommon ramen
Q: Just saw Hurricane Grill on Naples Boulevard is gone and a sign for Yoko- San “coming soon” is up. Is Hurricane Grill moving?

A: Yoko-San Ramen is coming this month to the former space of Hurricane Grill & Wings, which permanently closed its North Naples franchise last month after operating for 14 years on Naples Boulevard.
The couple also operates Araya Sushi Asian Grill, which they opened in 2014 at Uptown Center on Immokalee Road in North Naples. They plan to launch their fourth local restaurant, the second location of Fuji Sushi Bar & Asian Bistro, by Feb. 1 in The Pointe at Founders Square at Immokalee Road and Collier Boulevard in North Naples.

A: Simultaneous construction on four different building projects progresses daily at Founders Square, the mixed-use development emerging at the former Pelican Nursery property on the southeastern corner of Immokalee Road and Collier Boulevard.
The joint effort by Barron Collier Companies, Trinity Commercial Group and Metro Commercial has quickly taken shape on more than 55 acres. A 400- unit apartment community, a two-story medical office building and a three-story self-storage center are all under construction together with the development’s conversation piece: The Pointe at Founders Square, a 12-unit retail center that will be dominated by at least eight restaurants.
Since the last major update on Founders Square in December, a few more tenants and some more details are known about The Pointe and the development, in general.
Fronting Collier Boulevard, or 951, at the signalized entrance into Founders Square, Naples-based Physicians Regional Healthcare System is leasing a nearly 35,000-square-foot medical office building. In the middle of Founders Square, Life Storage will open a climate-controlled, 110,000-square-foot self-storage facility this summer that includes wine storage with separate security access, wine-specific temperature and humidity controls, and an independent, backup generator system.

Commercial Market
With the rise of remote working and concern for health and well-being of employees, expect more of a “hybrid-type” model for many companies going forward. Shared flex spaces are expected to be an area of growth while we might see some polarization between high-quality/adaptable buildings vs those outdated/less flexible. It’s still too early to tell but it’s no secret that online shopping has forced downward pressure on brick and mortar retail space and hotels have suffered as well.
According to the National Association of Realtors, Southwest Florida was ranked as the #1 commercial market in the US in 2020, more specifically Cape Coral and Fort Myers. This shows that investors are comfortable making moves here in Florida which is a big boost for the local economy, thus helping provide more jobs.

Founder’s Square MOB pre-leased to Physicians Regional Healthcare
MedProperties Realty Advisors, LLC and Catalyst Healthcare Real Estate have teamed to develop a medical office building in a new 55-acre retail and residential mixed-use development — Founders Square — in Naples.
MedProperties and Catalyst closed on the planned 35,000 square foot Founders Square MOB at the corner of Immokalee Road and Collier Boulevard in June. The facility will be developed by Pensacola-based Catalyst, which has had a long-standing business relationship with MedProperties.
Darryl Freling, Managing Principal of MedProperties, a Dallas-based healthcare real estate private equity firm, said the MOB is already 100 percent pre-leased for a 15-year initial term by the market-dominant health system in Naples, Physicians Regional Healthcare.
Founders Square will include more than 400 luxury multifamily units and more than 270,000 square feet of retail space, including multiple restaurants, several grocery stores and a high-end spa.
Catalyst Founder and CEO Chad Henderson said the Founders Square project has many positive outcomes for patients and the surrounding community.

8 restaurants readying to open at The Pointe at Founders Square
Q: When will the restaurants be opening in Founders Square? What else is planned for that area?— Carol Woolf, North Naples
A: Supply chain issues have delayed launch dates for the restaurants and other businesses coming to The Pointe at Founders Square in North Naples. Instead of late fall openings, as reported during the last major update here in early June, expect the businesses to open this winter. Most of the units are targeted to open in early 2022 in the new 39,000-square-foot restaurant and retail hub on the southeastern corner of Immokalee Road and Collier Boulevard.
Outback Steakhouse, which is not scheduld to open its third Collier County location until mid-March, at this point, will be one of the last restaurants to launch at The Pointe.
The center’s exterior shells have been completed and interior build-outs have begun on some of the units. The roadside monument sign displays all the businesses coming there but only two units, Skillets and Collier Urgent Care, display permanent signage on them so far.
Skillets, the breakfast-lunch concept that began in North Naples more than 25 years ago, most likely will be the first restaurant to open at The Pointe. Skillets founder Ross Edlund is targeting to open his 12th location there at the end of December.
Next up probably will be I Heart Mac & Cheese and More, the first location in Southwest Florida for a growing fast-casual chain specializing in made-to-order macaroni and cheese bowls and grilled cheese sandwiches. The regional franchise owner, Naples native Alfonso Olivos, is looking to open his first restaurant in about six to eight weeks. “We are hoping to open by the end of the year but not sure that’s going to happen,” he said.
Kelly and Aldo Musico are shooting to launch their fourth location for Tacos & Tequila Cantina on Jan. 22. Jon and On Augsondthung, the couple who also owns and operates Fuji Sushi Bar & Asian Bistro and Araya Sushi Asian Grill in North Naples, are planning to open their new Fuji Sushi Bar & Asian Kitchen by Feb. 1.
Trinity Commercial Group is now pre-leasing the second phase of Founders Square. Construction has not started yet on The Plaza at Founders Square, a more than 48,500-square-foot retail strip that will be anchored on its eastern end by Sunshine Ace Hardware. The Plaza will be on nearly 5.5 acres of vacant commercial property in the center of the development, surrounded by The Pointe, Physicians Regional Healthcare System offices, The Pearl 400-unit apartment community and StorQuest Self Storage. Other specific stores or types of businesses for The Plaza are not available yet, but 1,461-square-feet of outdoor dining is planned on the western end of the strip adjacent to a large unit, one of eight units shown on site development plans filed with the Collier County Growth Management Department.
Development also has yet to begin on seven outparcel lots fronting Immokalee Road in Founders Square just east of The Pointe. A 4,770-square-foot 7-Eleven convenience store and gas station with eight fueling stations and a freestanding car wash is planned on 1.8 acres near The Pointe. Naples-based First Florida Integrity Bank, which will merge into Dallas-based First Foundation, plans a 3,300-square-foot, one-story bank building with drive-thru lanes on an acre near the northeastern corner of Founders Square. Of the five remaining outparcels, expect businesses such as automotive services, banks and fast-food restaurants, said David Genson, president of development at Barron Collier Companies of Naples.
Founders Square is a joint effort of Barron Collier, TCG and Metro Commercial being built on about 55 acres that formerly were owned by Pelican Nursery, a wholesale landscaper that operated there for 30 years.
Office shuffle
Q: Do you know why the DMV is permanently closed at Green Tree?
— Debra Harrison, North Naples
A: The short answer is that the Collier County Tax Collector’s office in Green Tree Center closed to relocate to the new county government services center under construction at Heritage Bay on Collier Boulevard just north of Immokalee Road. But it’s a little more complicated.
“Initially, the Tax Collector’s office had planned on staying at Green Tree until the move,” said Collier County Tax Collector Rob Stoneburner. “Our lease was set to expire at the end of July 2021. After several months of talks, we were unsuccessful in acquiring an extension through December.”
So, the office closed July 23, well before construction was completed on the new 22,750-square-foot county center in North Naples. “Contractually, the construction manager (Kaufman Lynn Construction) has until Jan. 18, 2022, to complete the project. We are confident that we will meet or better that date,” Mr. Stoneburner said.
The new office building will initially have office space for the county tax collector, property appraiser, clerk of the Circuit Court and the supervisor of elections. Growth Management will have a presence there, as well, with a kiosk for Collier County utilities payments, he said.

A local development that includes a 400-unit apartment complex and about 350,000 square feet of commercial construction is expected to break ground this week on nearly 70 acres on Immokalee Road in Golden Gate Estates.
The property on the west side of Immokalee Road just after it curves north at what is known as the Randall Curve, begins on the northwest corner of where Fourth Street Northeast lines up with Randall Boulevard and ends just beyond the traffic signal at Orange Tree Boulevard, south of Oil Well Road. The Davis Group, a commercial developer based in Atlanta, owns slightly more than 50 acres that it has named Randall at Orangetree on development plans filed with Collier County, while another more than 19 acres interconnected to its north are being jointly developed by Naples-based Barron Collier Companies and Metro Commercial. Peninsula Engineering, one of the Barron Collier Companies, is involved with the development of both properties.
In addition to the Randall at Orangetree apartments being built on more than 31 acres across Immokalee Road from Orangetree residential communities and the Publix-anchored Neighborhood Shoppes at Orangetree, outparcel development fronting Immokalee Road is planned for a 7-Eleven convenience store and gas station, a McDonald’s drive-thru, Brickyard Express Car Wash, Randall Curve Storage and medical offices. Also ringing the development will be about 10 additional outparcel lots with tenants still unknown.
A 400-unit apartment community will be built by Georgia-based Davis Development, which develops and manages luxury apartment communities, including the 400 units at The Pearl Founders Square on the southeast corner of Immokalee Road and Collier Boulevard.
